July 8, 2011 - As an update to the SOUTH FLORIDA Real Estate market, we want to share this information. Frank Vigliotti, real estate agent and founder of the HENRI FRANK GROUP brokered by REMAX Preferred compiles this data from the South Florida MLS (multiple listing service) and gathers national sales data from the National Association of Realtors monthly statistical report prepared by NAR's Chief Economist Lawrence Yun.


South Florida in our statistical reporting is defined as Broward County, Miami-Dade County and Palm Beach County.
 



JUNE 2011 - South Florida Data


The market is somewhat sluggish with a -5.4% decrease in sales from the same time last year. That is significantly less than the National sales recorded at a -15.3% decrease in sales during May 2011.


The overall showings on the Henri Frank Group listings in June 2011 compared to June 2010 are down -8.2%. That indicator is important to sellers and shows less buyers are previewing properties.


The number of listings in our market is at a 9-month inventory compared to
a 12-month inventory in June 2010, indicating less homes are active and available at this present time. The amount of sellable inventory of Single Family Homes, Condo's, Coop, and Townhomes in South Florida are in-step with the National inventory.


The buyers in this market continue to respond to the price point of a property within the various categories that we list and sell. Telling us "PRICE, PRICE, PRICE" is the main determining factor of selling a property and getting SOLD.


Our experience with the listings that are being SOLD, the list price was near the actual selling price. One strategy of the Henri Frank Group brokered by REMAX Preferred is listing and setting the list price the high end of the Market Analysis and allow the buyer to place an offer near the comparative selling prices in the neighborhood. And that pricing strategy in some cases can work. There is a list of reasons why this pricing strategy is better to use. But in this current real estate market and based upon the statistical information I've gathered, that strategy is not nearly as effective as pricing your property perhaps 10% above the median or average market analysis price. This will attract more buyers, thus getting more exposure and a stronger probability of getting an offer and the end result, SOLD!
