So you want waterfront living in South Florida. Most, when they hear Florida, they think water. Ocean particularly, but the South Florida real estate properties are also abundant on our many waterways and lakes, particularly the Fort Lauderdale Real Estate. There are single family homes in Fort Lauderdale that are on deepwater canals, close to the intracoastal waterway and coastline. As any area in the United States, real estate along the coastline, whether it be east or west coastlines, the closer the homes along the ocean coastline, the more money you will spend to get that home. And that certainly applies here in the Fort Lauderdale homes, Miami Beach homes and Boca Raton and West Palm Beach homes.
I am going to attempt to sort it out for you, single family homes on the water in South Florida and in this series, Fort Lauderdale waterfront single family homes. The areas above South Florida, waterfront homes can be less expensive. And I get many property inquiries, people asking about Florida waterfront for $150,000 – $200,000, well, it usually ends up, these people are referring to those area’s north of South Florida. If a waterfront home is what you want to buy, get acquainted with the communities in the (3) Counties considered South Florida. Become familiar with the geographical area, the price ranges, closeness to the beach, the style and age of the homes typically in the community. I will also give you information that is important, the Homeowners Association status, if there is an HOA at all, the cost and the stability of the Association. I will direct you to the HOA website, if any and again, give you the complete picture of the community. After all, that is what a good South Florida Realtor should do for you. And beyond that, the well-rounded, educated Florida Realtor should have this information for their buyer.

CORAL RIDGE ISLES – Waterfront community, fixed bridges, ocean access. North of downtown Fort Lauderdale. Located approx 2 miles to the beach. West of Federal Highway. Close to movie theaters, shopping malls and specialty shops, restaurants from fast food, to moderately priced cafe’s and more expensive gourmet restaurants.

POMPANO ISLES – This community is closer to the coastline beach. Houses range from $450,000 – $4,000,000. I include all of the single family homes on the water and the buyer who can spend $450,000, certainly the $4,000,000 priced single family home in Pompano Isles is not an option. HARBOR VILLAGE – More consistency to this waterfront community. The homes range in price, but most of them offer 2-car garages, pools, and 3/2. These were built in the 1960’s as many of the Waterfront communities along the coast in South Florida (which includes Palm Beach, Broward and Miami-Dade County). Prices are typically $450,000 – $1,000,000. However like in ALL areas, there will be a higher priced because of an unusual circumstance and lower priced for the same reasons.
