The real estate sales statistics for September 2013 for the South Florida region have been gathered. Each month we study the number of transactions closed and take it a step further, examine the number of closed sales which are short sales and those that are foreclosure, REO sales. This allows us, as listing agents, to help our sellers makes more accurate decisions in pricing their properties by taking a close look at the volume of single family homes and condominiums sold.
These sales statistics are not solely dependent upon the list price as there are other factors, but these numbers add a perspective to the other information we gather, like the Comparative Market Analysis which takes a close look at what other properties sold in the neighborhood of the subject property being considered for sale.
We also prepare this report to compare month over month sales and sales year over year. Many times the results can indicate an upcoming trend of Real Estate sales and help our buyers as well. Are more properties being sold, leaning the market favoring sellers? Are the number of properties being sold less than previous months, giving an indication to our buyers the tone of the market.
By breaking down specific regions, the counties of South Florida like Palm Beach County, Broward County and Miami-Dade County, we can see which of the areas are more active than the others. Tracking the number of short sales sold and foreclosure, REO properties sold by County will tell us which regions have more distressed properties than the others.
