The capitalization rate, also referred to as the CAP RATE, is defined as the rate of return on a real estate investment property. Calculating the cap rate of a property is by dividing the investment’s NOI, [the net operating income] by the current market value of the property. NOI is the annual income of the property minus all of its operating costs. Calculating the capitalization rate is easy. The formula for CAP RATE can be calculated in the following way: Capitalization Rate = Net Operating Income divided by the Current Market Value.
